Handbook

We're so happy to have you stay with us! This space was designed with comfort and relaxation in mind, and we hope it brings you great memories, peaceful moments, and a few unexpected delights.
To help make sure everyone has a wonderful experience—now and in the future - we kindly ask that you follow a few simple guidelines during your stay.

Communication is Key
If anything comes up during your visit—questions, issues, or even local recommendations—please don’t hesitate to reach out. Feel free to reach out through the booking app, or directly through our contact information below. We’re here to help make your stay as smooth and enjoyable as possible.

General Rules

Keep it Clean

Keep it clean, but no need to go overboard. Please treat the home with the same care you would your own. A quick tidy-up before you check out is appreciated, but no deep cleaning necessary.

Smoke Free

We ask that you please refrain from smoking or vaping indoors.

Noise

Please be considerate with noise. We want you to have fun—play music, enjoy the space—but please be mindful of neighbors, especially in the evenings.

Lights

Please be sure that the outdoor flood lights are off when you turn in for the evening and when you check out. This includes the deck lights and the lights on the side of the house above the outdoor shower. The switch for the outdoor shower lights is located just outside the door to the full bathroom.

Check Out

  • Please return any moved furniture to its original spot.

  • Put used towels in the hampers or tub.

  • Please place all bagged trash in the outside trash bin, which is secured in the far east storage shed.

  • Return covers to outdoor furniture and make sure umbrella is down  

  • Let us know if anything broke—we totally understand that accidents happen!

Outdoor Grill

Feel free to enjoy the outdoor grill during your stay. Please follow these steps for safe and proper use:

Turn the Timer On

  • Ensure that the gas valve (red knob at the deck connection on right side of grill) is pointing up.

  • Locate the Safety Auto Shut-Off Gas Timer (located under the right side shelf of the grill).

  • Turn the dial to your desired time (up to 60 minutes). You can always add additional time as needed by simply turning the timer again.

Light the Grill

  • Open the grill lid.

  • Turn one burner knob to the "Ignite/Start" position.

  • Press the ignition button (or use the built-in igniter if available).

  • Once lit, adjust burners as needed and light other burners if desired.

  • Grill as Usual

  • Cook your food as you like, but keep an eye on the timer—gas will shut off automatically when the timer runs out.

After Grilling

  • Turn off the burners by rotating all knobs to the OFF position.

  • Wait for the grill to fully cool down. 

  • Once the grill is cool to the touch, please put the cover back on to protect it from the elements.

Patio Furniture

We hope you enjoy relaxing on the patio during your stay! Here's a quick guide to help you make the most of the space:

Outdoor Furniture

  • You’re welcome to use the chairs, table, sectional sofa, ottoman and Adirondacks at your leisure.

  • It’s a great spot for morning coffee, evening chats, or enjoying a good book outdoors.

Sectional Sofa

  • The sectional sofa and ottoman have a weather cover for protection.

  • If you're using them, feel free to remove the cover and place it in the basket on the deck.

  • Please replace the cover when you're done using the furniture—especially if rain or dew is expected.

  • This small step helps keep everything clean and comfortable for you and future guests.

Umbrella

  • The patio umbrella is easy to operate with the crank handle on the post.

  • It’s weighted down and safe to use even on breezy days.

  • Please crank the umbrella closed when not in use to avoid any weather damage.

Solo Stove Fire Pit

Looking to enjoy a cozy fire under the stars? The Solo Stove fire pit, located in the backyard, is easy to use and perfect for making s’mores.

Instructions

  • Remove the cover and place to the side. Ensure the fire pit is level.

  • Add Firewood; use dry hardwood like oak, hickory, or maple for best results.

  • Stack a few small logs vertically or in a crisscross pattern to promote airflow. Do not overfill—leave room at the top for proper ventilation.

  • Light the Fire using a fire starter or kindling (no lighter fluid needed). Light in several places to get an even burn. The stove's design will create a clean, low-smoke fire once it's going.

  • Enjoy safely by never leaving the fire unattended, keeping children at a safe distance and being mindful of wind and embers.

  • Let the Fire Burn Out Naturally; Do not pour water into the Solo Stove (it may damage it).

  • Allow ashes to cool completely before replacing the cover.

Firewood

  • You can pick up firewood nearby at 6A Convenience Store, located right at the end of Ploughed Neck Road.

​Please note that the living room fireplace is currently nonfunctional. We apologize for the inconvenience.
 

TV/Entertainment Overview

Locations

​Bedrooms: Each bedroom is equipped with a Hisense Smart Google TV.

Living Room: The living room has a Hisense Canvas TV

Apple TV: All televisions are equipped with Apple TV, which offers access to various streaming services​

Operation

Using the TV Remote

  • Press the power button on the TV remote to turn the TV on or off. 

  • For smart features, use the remote's home button to access apps and settings

Using the Apple TV Remote:

  • To control the Apple TV, simply press the Menu or Home button to navigate the Apple TV interface. You can use the Touch Surface to scroll and select apps.​

Accessing Streaming Services

The Apple TV comes pre-installed with several popular streaming services.

  • HBO Max

  • Netflix

  • Peacock

  • YouTube TV (for live TV)

If you'd like to log into your personal accounts:

  1. Press the Home button on the Apple TV remote.

  2. Navigate to the Settings app.

  3. Choose Accounts and sign in with your credentials.​

Gaming Consoles

If you bring a gaming console, you can easily hook it up to the TV for an immersive gaming experience.

  • Location of HDMI and Power Outlets:

    • The HDMI hookups and a power outlet are located in the wall to the left side of the fireplace.

    • Plug your console into the HDMI port and connect to the power outlet.

  • Switching Inputs:
    Use the TV remote to change the input to the appropriate HDMI source for your game console.
    You should now be able to see your console’s display.

Bluetooth Controllers & Active Play System:

We’ve also provided some fun options for gaming and active play:

  • Bluetooth PS5 Remotes:
    There are two Bluetooth PS5 remotes available for use with the Apple TV. These can be paired for Apple Arcade games, giving you a smooth and fun gaming experience on the TV.

  • Nex Playground – Active Play System for Kids:
    For a more interactive experience, there is a Nex Playground system located in the buffet cabinet in the living room. This is a great option for kids to enjoy active play during their stay.

Sonos Sound System

To enhance your stay, we’ve set up a Sonos sound system that lets you enjoy great audio throughout the house—and even on the go. Here's how to get started:

Living Room TV – Sonos Sound Bar

The Sonos sound bar is connected to the living room TV and is already set up for you. When the TV is on, sound will automatically play through the sound bar.

To adjust volume:

  • Use the TV remote (volume buttons).

  • Or open the Sonos app (details below) for more control.

Kitchen & Deck – Sonos Move Speaker

The Sonos Move speaker is located in the kitchen and is fully portable. You can move it around the house or outside on the deck. It’s also Bluetooth-enabled for use away from the home, like at the beach!

Getting Started – Sonos App Setup

  1. Download the Sonos app:

    • Available on iOS App Store or Google Play Store.

    • Look for the Sonos S2 app.

  2. Connect to Wi-Fi:

    • Ensure your phone is connected to the home’s Wi-Fi network (Wi-Fi details are listed in the welcome binder or on the fridge).

  3. Open the Sonos App:

    • The app should detect our system automatically.

    • You may be asked to join a "Guest Mode" or connect without registering—just follow the prompts.

  4. Playing Music:

    • From the app, you can stream music from services like Spotify, Apple Music, Amazon Music, Pandora, etc.

    • Use the Search tab to find artists, albums, or playlists.

    • Select which speaker(s) to play from: either the Living Room Soundbar or the Move.

 

Using the Sonos Move with Bluetooth (for the Beach or Travel)

  1. Turn on the Sonos Move by pressing the power button on the back.

  2. Press and hold the Bluetooth button (∞ symbol on the back) until you hear a tone and the light flashes blue.

  3. On your phone, go to Bluetooth settings and select Sonos Move.

  4. You're connected! Now you can play music from any app on your phone.

Volume Control Tips

  • Use your phone’s volume buttons while connected via Bluetooth.

  • Use the Sonos app to adjust volume and speaker grouping.

  • You can also tap the top of the Move speaker:

    • Tap the right side for volume up.

    • Tap the left side for volume down.

Air Conditioning & Temperature Control

We want you to be comfortable throughout your stay! Here’s how to use the HVAC system to keep the home cool and pleasant.

Central A/C

  • Our home features an LG central air system that keeps the main living areas cool.

  • The thermostat for central air is located on the wall in the entry foyer.

  • Simply adjust the temperature up or down to your comfort.

  • It may take a few minutes to respond—just set it and give it a little time to adjust.

Mini Split

  • To make sure the upstairs bedroom stays just as comfortable, we have an LG mini split unit installed.

  • The mini split is controlled with a remote mounted on the wall near the bedroom door.

  • Use the remote to:

    • Power ON/OFF

    • Adjust temperature

    • Set fan speed or mode (Cool, Dry, Auto, etc.)

Pro Tip: If the main system isn’t reaching the upstairs space quite enough, feel free to supplement with the mini split for extra comfort.

Energy & Comfort Tips

  • Keep windows and doors closed while A/C is running to maintain temperature.

  • Please turn off the mini split and raise the central thermostat if you’re heading out for the day—we appreciate your help in conserving energy!

Important note about the Septic System

Our home is on a septic system, which requires a little extra care to keep things running smoothly. We kindly ask for your help by keeping the following in mind:

Toilets Are for Toilet Paper Only

Please do not flush anything other than toilet paper—this includes:

  • Wipes (even those labeled "flushable")

  • Paper towels or tissues

  • Feminine hygiene products

  • Cotton balls, swabs, or dental floss

  • Grease, oils, or food waste

​​

Even small amounts of these items can cause clogs and expensive septic damage.

​

Be Mindful with Water Use

Try to space out longer showers and loads of laundry when possible—too much water at once can overwhelm the system.

​

Trash & Waste Disposal

​We appreciate your help in keeping the space tidy during your stay! Here’s how to handle household trash:

Extra Trash Bags

  • You’ll find extra trash bags stored above the microwave in the kitchen cabinet.

When the Trash is Full

  • Please tie up the full trash bag and bring it to the outdoor waste bin.

  • The bin is located in the shed on the east side of the deck (just outside the house).

Important

  • Bag Everything!

  • Only place bagged trash into the outdoor bin—no loose items or litter, please.

  • This helps keep pests and odors away and makes collection easier.

Washer & Dryer Instructions

We’ve got you covered for laundry during your stay! Here’s how to use the washer and dryer:

Laundry Detergent

  • We’ve provided Mrs. Meyer’s Laundry Detergent for your use during your stay. It’s located in the laundry area.

Dryer Care

  • Please remember to clean the lint trap in the dryer after each use. This helps the dryer run more efficiently and reduces the risk of fire.

Little Extras

  • Beach towels, beach chairs, a beach umbrella, a beach wagon and yard games are available for your use and located in the storage shed behind the deck (please rinse/brush off sand before putting items away).

  • A beach bag and cooler are available for your use and located in the cabinets at the front door.

​​

  • Games, books, coffee, creamer and some hospitality kits in the kitchen and bathrooms are included—make yourself at home!
